Washing the exterior of your home is one of those jobs that looks straightforward until you’re halfway through it with a hire-shop pressure washer, watching paint flake off your render. The truth is, some house cleaning work is a fair weekend job for a homeowner, and some of it isn’t. Knowing which is which saves a lot of money and regret.
Here’s how to think about cleaning the exterior of your home. What you can sensibly clean yourself to remove dirt and surface grime, and when the exterior of your home needs proper professional cleaning instead.
Why It Matters More Than Most People Realise
A dirty home exterior isn’t just a curb-appeal issue. Mould, algae and lichen don’t sit on surfaces politely. They feed on them. Mould eats into paint and render on your walls. Lichen pulls moisture into the roof tiles. Salt and dust dull the Colorbond and oxidise the paint on fascias. Regular cleaning of these surfaces isn’t cosmetic, it’s maintenance, and over a few years it works out a lot cheaper than re-rendering, re-painting or re-roofing a home.
A proper cleaning schedule also keeps things easier each year. A home that’s washed every year has light dirt to remove. A home left for five years has thick lichen, deep mould, and stains that the cleaning solution has to work twice as hard on.
For most North Brisbane homes, a house wash every 12 to 18 months keeps things in order. If you can stretch to once a year on the walls, you’ll see the difference. Roofs run on a longer cycle, usually every 2 to 3 years, and properly soft-washed roofs hold up for 3 to 5 years between cleans. Bayside homes and properties under heavy tree cover need more frequent house washing than that.
Soft Washing vs Pressure Washing: They’re Not the Same Job
This is where most DIY exterior cleaning goes wrong. People hire a pressure washer, thinking pressure washing handles everything. It doesn’t. Pressure washing and soft washing are two different jobs for two different sets of surfaces.
Pressure washing uses raw force, usually 2,500 to 4,000 PSI. Pressure washing is the right approach for concrete driveways, pavers and unpainted hardstands. It’s the wrong tool for anything porous or painted. On render, a pressure washer strips the top coat. On roof tiles, it scours off the granule layer and scatters algae spores across other surfaces. On the weatherboard, pressure washing forces water behind the cladding. On painted timber, it lifts the paint.
Soft washing is the opposite approach. Low pressure (under 500 PSI) combined with a biodegradable cleaning solution that kills mould, algae and lichen on these surfaces at a cellular level. The cleaning solution does the work, not the pressure. Results last 3 to 5 years instead of growing back in 6 months. It’s the right exterior cleaning method to remove organic growth from roofs, walls, render, weatherboard, eaves, fences and painted timber.

What You Can Reasonably Do Yourself
Plenty of light exterior cleaning is fair game for a homeowner if you use the right tools on the right surfaces:
- Windows: For external window cleaning, use warm water, a drop of dish soap or a mild window cleaner, a soft brush on an extendable pole, then a squeegee for streak-free windows. Don’t use anything abrasive on the glass, and don’t point a pressure washer at windows or window seals, as most window leaks.
- Light dirt on driveways and paths: Use a stiff broom, warm water with a degreasing cleaner, and a hose rinse to remove surface dirt before it stains. A cheap entry-level pressure washer can help on hardstands if you use it carefully and keep it moving.
- Gutters from a safe height: scoop and rinse from a stable ladder, ideally with someone footing it. If you can’t reach safely from the second rung from the top, call someone.
- Garden tap-downs: Use a hose to rinse the lower walls and outdoor furniture after a dusty week or a storm. It slows down the build-up between proper cleans.
A few things to avoid: don’t use bleach straight from the bottle on painted surfaces, don’t aim a pressure washer upward at eaves, weatherboards or window frames, and don’t ever pressure wash a roof. Painted and rendered surfaces on your home need soft washing, not pressure washing. Whatever a YouTube video told you, pressure washing your roof is the fastest way to halve its lifespan and add five years’ worth of repair costs.
When to Bring in a Professional
There are jobs where DIY isn’t worth the risk, and it’s worth hiring a professional cleaner instead. Roof cleaning is the obvious one. Height, pitch, tile damage and spore spread all stack against you. Render and painted weatherboard need a soft wash cleaner, not pressure, to remove mould properly. Anything two-storey or ladder-dependent is a safety call, not a cost one. Heavy mould, lichen or stains that haven’t shifted with a hose-down need a proper cleaning solution to kill the organism, not just hide it.
A professional house washing also protects your home’s value. Selling agents will tell you a clean roof, fresh paint and bright walls on a home add real dollars on inspection day, and the cost of cleaning is a fraction of the difference. If you’re styling a home for sale, get the exterior cleaned before the photographer arrives, not after. The same logic applies even if you’re not selling for a few years. A home that’s house-washed regularly holds its paint and finishes far better than one left to weather.
